PLANNING COMMISSION MEETING MINUTES
June 15, 2010
EVENDALE MUNICIPAL BUILDING
The regular March meeting of the Evendale Planning Commission (EPC) was called to order by Doug Lohmeier at 6:00 PM on June 15, 2010. Attending were EPC members Doug Lohmeier (Council Representative), Rob Adams, Dan Frank, and Chris Patterson. Supporting the EPC were Jack Cameron, James Jeffers (Village Engineer), Pam Morin, Ralph Terbrueggen (Architectural Review Board Member) and Kathy Farro (Planner, Manley Burke). Susan VanAmerongen (member) and James Dobrozsi (Architectural Review Board Member) were absent.
New Business:
1. Macke Bindery, 10315 Spartan Drive - Site review of parking lot reconfiguration and landscaping.
Mr. Bill Macke; Macke Bindery, explained that the existing business has split into two different companies and each current building is deeded separately. He would like to renovate one of the existing buildings. There would be both interior and exterior improvements such as interior office space, adding 1 new window, parking out front of the building which requires re-grading, and striping the parking lot behind the building.
The fire suppression system out front will not be affected due to the grading or parking lot.
The EPC mentioned that the plan for the rear parking lot as shown doesn’t work for the fire department and that the applicant should contact Inspector Trey Ferris. The angled parking needs to be 25’ long and not the 20’ as shown. The applicant was informed to meet the zoning code and adhere to the fire regulations.
A few more items to include on the next submittal were mentioned to the applicant such as: proper grading of the front parking lot as it pertains to the front of the building and the proposed retaining wall; add foundation landscaping; change the trees to ‘Cleveland Select’ Pears; ensure that the mechanical equipment be screened and include the Right-of-way on the plan so the EPC can make sure that the parking spaces out front fit in the allotted space provided.
Internal Business:
1. Report from Village Engineer
Starting the Glendale Milford road project on July 16th. Reading Road is scheduled for repair in 2013 but may need some bad spots repaired prior.
2. Other Items
Level of drawing to the EPC.
Due to the past couple of applicants there have been on going discussions on the quality of the submittals. Village staff’s approach is “bring us what you have and we will work with you.” It is then up to each applicant to decide how they want to present their requests. EPC may then request additional information.
3. Approval of Minutes - May 18, 2010
A motion was made by Rob Adams and seconded by Chris Patterson to approve the EPC minutes from May 18, 2010.
The motion passed by a 4 yes 0 no vote
On a motion to adjourn the meeting by Rob Adams and seconded by Chris Patterson, the meeting was adjourned at 7:05 PM by a 4 yes 0 no vote.
The next regular meeting is scheduled for July 19, 2010 at 6:00 PM.
